What Moves the Price
Six things that decide your number
Two homes of the same size can land far apart. These are the factors that account for almost all of the difference.
- C-01
The lot
Land price varies widely across the metro — in-town Springfield, Christian County subdivisions, and rural acreage east of the city are very different numbers.
- C-02
Site work
Ozarks rock, slope, and drainage drive excavation costs. Rural land adds wells, septic systems, driveways, and long utility runs.
- C-03
Foundation
Slab, crawl space, full basement, or walk-out. The right choice depends on the lot, and each carries a different cost.
- C-04
Size and shape
Square footage matters, but so does complexity. Multiple rooflines, corners, and two-story volumes cost more per foot than a simple footprint.
- C-05
Finish level
Cabinetry, countertops, flooring, tile, fixtures, and lighting. This is where two homes of the same size can differ the most.
- C-06
Standard spec
Every ArcNova home includes 11-foot main-level ceilings, European windows, and full brick exteriors — items many builders price as upgrades.
How We Price
You see the real number before ground breaks.
Site conditions are priced after we walk the land, not guessed at. If your lot has rock near the surface, a long driveway, or needs a septic system, that shows up in your first budget.
Once the design is set, you get a line-item budget you can read — foundation, framing, mechanicals, finishes — so you can see where the money goes and decide where to spend more or less.
Questions
Custom home cost: common questions
How much per square foot does it cost to build a custom home in Springfield, MO?
Recent ArcNova homes in Springfield have come in at $212–$237 per finished square foot, based on sale or list price including the lot, site work, and finishes. Your number depends on your land, your site conditions, and your finish choices.
Does that price include the lot?
Yes — the figures from our recent homes are sale or list prices, so they include the lot. If you already own land, your cost is the home plus the site work your specific lot requires.
Why does building on rural land cost more?
Rural lots usually need a private well, a septic system, a longer driveway, and longer power runs — costs that city lots with utilities at the street avoid. Land itself is often less expensive, which can offset part of the difference.
Is it cheaper to build or buy in Springfield?
It depends on what you would have to change in a resale home. Building lets you get exactly the plan and finishes you want without paying to renovate. We are happy to price your scenario so you can compare honestly.
How do I get an accurate estimate for my home?
Start with a free consultation. If you have land, we walk it with you and give you a site-work number; once the design is set, you get a line-item budget before ground breaks.
