Build on Your Lot
Build on your lot in Springfield and the Ozarks.
Whether you already own land or you're still looking, ArcNova Homes designs and builds a custom home drawn for that exact piece of ground. It starts with a free site walk — before you buy, not after.
Where You're Starting
Own land, or still looking — both work.
You already own land
We walk it with you, confirm what it will support, and design a home around its grade, views, and utilities. You get a site-work number early, so the budget is honest from the first drawing.
You're still looking
Tell us where you want to live and what you want to build. We help you find lots and walk each serious candidate with you before you make an offer — at no charge.
Site Evaluation
What we check before you build
Most budget surprises on a custom home come from the ground, not the house. These are the things we look at on every lot, before you sign anything.
- L-01
Grade & drainage
Where water goes, how much the ground falls, and whether the lot suits a slab, crawl space, basement, or walk-out.
- L-02
Rock & soil
Ozarks rock often sits close to the surface. We look at excavation conditions before pricing your foundation.
- L-03
Utilities
City water and sewer, or a private well and septic system — plus the length and cost of power and gas runs.
- L-04
Access & driveway
Road frontage, driveway length and slope, and whether a culvert or extra gravel base is needed.
- L-05
Setbacks & restrictions
Building lines, easements, and any subdivision covenants that shape what can be built and where.
- L-06
Orientation & views
Where the sun rises and sets, what the windows look at, and where the home sits best on the land.
Lot Types
Every kind of lot we build on
City & infill lots
Established neighborhoods with utilities at the street. The design has to fit the block — which is where a custom plan beats a stock one.
Acreage & rural land
Wells, septic, long driveways, and utility runs. We plan and price the full site package before you commit to a parcel.
How It Works
From a walk on the land to the keys.
Step 1
Free site walk
We walk the land with you — owned or under consideration — and give you an honest read on what it will take to build there.
Step 2
Design to the lot
Your floor plan is drawn for this site: its slope, its sun, its views, and its setbacks. Nothing is copied from a catalog.
Step 3
Line-item budget
Site work, foundation, and finishes priced line by line. You know the real number before ground breaks.
Step 4
Build
One project manager from footing to final walkthrough, a short drive from your site the whole way.
Questions
Building on your lot: common questions
Do I need to own land before I contact ArcNova Homes?
No. Most of our clients don't own land when they first call. We help you find a lot and walk it with you before you buy, so you never purchase ground your budget can't build on.
What does the free site walk include?
We look at grade and drainage, rock and soil conditions, utility access, driveway and road access, setbacks, easements, and any subdivision restrictions — and we tell you plainly what building on that lot will involve.
Can you build on land that needs a well and septic system?
Yes. Many of our rural builds around Rogersville, Strafford, and Willard use private wells and septic systems. We coordinate drilling, septic design, and approvals as part of pre-construction.
Will you build in a subdivision with covenants or an HOA?
Yes. We review the covenants early and design within them, so your plans aren't held up at the architectural review stage.
Do you build outside the cities listed on your site?
Often. If your land is within about thirty minutes of Springfield, ask us — the answer is usually yes.
Have a lot in mind?
Send us the address or listing link. We'll set up a time to walk it with you.
